Service Charge Accounts 2019

The 2019 service charge accounts detail what has been spent where by Chamonix Estates compared to their estimate for 2019. This information is just as important, if not more so, than the estimates received at the beginning of the year.

Page 6 of the service charge accounts document details the actual spend alongside the estimate for 2019. There was an excess of funds for 2019 which has been put into the Management Company Reserves. Going forward Chamonix’s intent is to get the reserve funds to a certain level so they are there for any significant cost that the Management Company might incur. If excesses are not required, then they will return to residents in the form of credits on their annual bills.

2020 is also likely to have an excess as not all areas have been adopted by Chamonix from Persimmon. 2020 accounts will only be available in the middle of 2021.

The management fees and ground maintenance are still the costliest elements. We are trying to get information from our Chamonix representative on how the final figures are collated for these parts. There is a chance this may not be possible until we have resident directors in place.
