Service Charge Accounts 2024

The 2024 service charge accounts have been released. These show what has been spent where by FirstPort compared to their estimate for 2024. This information actually details what we were charged. Those that have read the October 2025 meeting minutes will know there were some areas where we questioned actions and charged amounts. These issues have now been addressed and suitably rectified.

Page 5&6 of the service charge accounts document details the actual spend alongside the estimate for 2024. As FirstPort was not responsible for all communal areas of Phase 2 in 2024 there was an excess of funds that we will receive a credit for, this will be applied to your accounts and deducted from the 2026 charge.

All communal spaces were adopted at the start of 2025 so there will not be the same amount of credit for this years accounts. However once they are available we will review and question any inconsistencies, we are also requesting for a monthly breakdown of the charges applied for Ground Maintenance so that we have more than a final lump sum, which will allow us to identify any additional charges as they are applied.
